BUYING A HOME AT COOLOOLA WATERS RETIREMENT VILLAGE
Our Process

Talk to one of our sales consultants about the suitability for you to move into the village.

Visit the village and have a look around our lovely gardens and meet some of the residents.

Select a home you like.

Sign a Deposit confirmation and pay an initial deposit to secure your home for seven days while we prepare the Personal Cost Document (PCD).

Review and sign PCD.
-
21 days later sign the lease agreement.
-
Pay the final deposit (not refundable).
-
Meet with your consultant to work through getting your home ready.
-
Pay your final settlement and move in.
SELLING YOUR HOME
The freedom of choice of the Mossman Rivers lifestyle extends to you when you need, or want, to move in. Life happens, and things inevitably change, whether it is your health, the desire to be closer to family, or simply a change of mind. Whatever the reason at CWRV it is easy to take that next step at any time as you are not locked in for any specific term.
We recommend using our onsite sales consultants for at least a minimum of three months to handle the sale. in our experience, there is solid buyer demand for our established homes thanks to the significant number of over 50's looking to downsize into a lifestyle community.
Best of all you keep 100% of your capital gain, and you do not need to pay any capital gains tax.
Steps to selling your home

Notify to sell your home.

Home visit and appraisal of your home.

Formal appraisal documents presented.

Marketing package explained.

The listing agreement is signed.

Marketing package implemented.

Inspections, home visits, and open home listings.

Offer to purchase presented.

Sign termination of lease form.
-
Depart the community.
REFERRAL PROGRAM
Let us say "Thank you".
When you refer a friend who buys a home we provide a $10,000 referral fee to assist you with you move. Best of all you do not have to live at Mossman Rivers Waters to be part of the referral program. You will need to fill out the referrer and referee form with your sales consultant to become eligible.
FEES AND COST OF LIVING
The Mossman Rivers model wraps many household expenses into your weekly fees. This makes budgeting a breeze and gives you certainty about the cost of living.
You may be eligible for rent assistance if you are receiving a pension through Centrelink. This can reduce your fee by $60/week.
The weekly fee is subject to an annual CPI adjustment or a yearly formula review to factor in any extraordinary rises in government charges rates etc.
We also help you keep a lid on your electricity bills through the design and consumption of our superior energy-efficient homes.
As well as enjoying greater financial peace of mind, you may also have more money to enjoy a better quality of life. Downsizing or sizing right for you often frees up more capital from the sale of the family home.
The weekly fees cover:

In line with the latest RV Concept Plan we submitted to Dougla Shire Council we are in the process of finalising all necessary Council Approvals and hope to commence construction as early as September 2023.
